Guide: Real estate
How to list a property — and how to find one. Interested people get in touch directly through the chat.
1. List the property
Enter property details, photos and optionally a brochure. Contact details are allowed in the listing.
2. Listing fee
One-time depending on the runtime. Your listing goes live immediately — the fee goes on your next invoice. No broker commission or success fee.
3. Inquiries via chat
Interested people contact you directly; there is no platform transaction and no success fee.
4. More visibility
Optionally with a boost and — for companies — with business branding.
5. Finding a property
All property listings are in the marketplace under the «Property» filter. On a computer there is also the map search: listings with address and pin on the map, list and map side by side. The map is not available on a phone — there the way is through the marketplace.
6. Energy and legal details
With property, a handful of fields decide whether your object turns up in the right search results. All of them are optional — leaving one empty is better than guessing.
The GEAK is the Swiss building energy certificate. It states two grades from A to G: one for the building envelope and one for overall energy. Both are on the certificate; enter them exactly as they appear there, together with the date of issue. A GEAK is valid for ten years. Minergie is something else and does not rule out a GEAK — a building can have both.
The legal fields deliberately have three states: yes, no and no information. If you leave one empty, we assert nothing — «no information» is not the same as «no». This concerns the authorisation requirement for persons abroad (Lex Koller), building rights and classification as a second home. If you are not certain, ask the municipality rather than guessing: a wrong entry here is a warranty that comes back in the purchase contract.
7. Floor plans, tour, video, website
In the listing form, next to the images, you find the section “Floor plans, tours, videos, links”. Enter one row per link with its type and address: a floor plan (as image or PDF, e.g. from your exposé tool), a 360° tour (Matterport & Co.), a YouTube video or your website. Public addresses only, starting with http:// or https://. Fundort copies nothing – a floor plan image is passed through from your address when the page is opened, a tour opens as a button in a new tab, a YouTube video loads only when a visitor clicks it. The order of the rows is the order in the listing; drag them or use the arrows. If your listing comes from a broker feed, you only see the links – change them in your broker software.
For brokerage offices: feed instead of manual entry
If you market properties continuously, you do not enter listings on Fundort by hand: Fundort fetches your portfolio as a SwissRETS feed from your broker software and keeps it current – new properties appear, sold ones disappear, billing follows the actual time online. How this works is in the help topic “Broker feed”. And if you have no broker software yet: Mandatfeed comes from the same house as Fundort and brings your portfolio here with one tick per property.
